For Sale: UNIQUE STONE VILLA - A COMBINATION OF TRADITION AND LUXURY
Dvor (Istrian name for countryside estate) is a former countryside estate dated from the 19th century. It was restored and reconstructed with care according to the instructions of the Conservation Institute, and expanded with a new residential wing.
Two bedrooms are located in the eastern wing of the ground floor, each containing a bathroom, and another separate bathroom with a steam bath and boiler room. The southern bedroom has a direct exit to the covered terrace, access to and view of the pool, and an open terrace on the eastern part of the parcel. The northern bedroom has an access to a separate terrace on the back part of the estate.
The first floor consists of two bedrooms, each containing a bathroom. The master bedroom has an open fireplace, bathroom with a shower and Jacuzzi massage tub, an exit to the external terrace (the so-called balidur) with a view of the courtyard and pool, from which a beautiful open panorama of the Central Istria hills is visible. The staircase leads directly to the pool. The floor also contains a utility – laundry room.
The feature of all bedrooms is a custom made wooden floor, made of selected old oak wooden floors with board length up to almost 4 meters. The same type of floor is used in the design of Roman Abramovic’s home in London.
The kitchen and sitting room are located in the western part of the parcel, as well as the external covered terrace with a summer kitchen, i.e. furnace for food preparation on an open fire. The specificity of the external terrace consists of the additional roof insulation, and stone floor heating for a more enjoyable and long use throughout the year.
The large open fireplace gives special emphasis to the sitting room area, as well as the entrance to the wine cellar, made of rock underneath the house, which is accessible through a very attractive glass floor opening.
The kitchen is custom made of wood with a worktop made out of massive Istrian stone, with food preparation equipment manufactured by the established German manufacturer – Miele.
The pool dominates the surrounding area (water surface 12.30 x 4.5 m) containing salt water, made of the finest Spanish glass mosaic, and the luxurious beach surrounding the pool paved with Istrian stone. The lawn and plants on the parcel are irrigated by an automated irrigation system. During landscaping the plants used were mostly Mediterranean plants, and the parcel also contains 6 olive trees, over 200 years old.
A private 3-vehicle parking lot is situated at the entrance to the parcel.
